The custom home buying process requires a sincere appreciation for the time and money involved to create the quality home of your dreams. At Mike Garcia, we make it all worth it by partnering with you to create a unique, custom home design and then building it to your exact specifications. What can be a daunting process becomes one that is both enjoyable and effective for all parties involved. A Mike Garcia custom home promises to be a worthy investment that will become like a family heirloom to be handed down from generation to generation.

 

DETERMINE YOUR TIMEFRAME 

To maintain our high level of quality and service, we can only build a specific number of custom homes each year. Our construction slots fill quickly each year, so it is important tofirst determine your time frame for building a home. If you are looking to start construction on your new home more than 90 days from now, please CONTACT US so we may keep you in mind for upcoming openings in our building schedule.

DEVELOP A REALISTIC BUDGET

Get a pre-qualification letter from our lenders to determine if your budget is feasible. One of the benefits of the "construction to permanent" financing offered through our lender is the ability for you to claim the interest on the loan for tax purposes. Please note that pre-approval is required before a lot hold or design fee is initiated.

 

SELECT A LOT 

We typically have a good inventory of lots. The lot cost and the associated site conditions (i.e. drainfield, clearing, driveway, well, etc.) will need to be deducted from your pre-approved budget to determine what is left for construction of your new home. Site conditions vary and are determined based on the lot you select. Keep in mind that the lot cost in most new home construction is typically between 20-25 percent of the overall budget.

PLACE YOUR SELECTED LOT ON HOLD FOR 45 DAYS 

A deposit will be required based on the individual lot. At this time, we will meet with you to look at plans and discuss ideas. A meeting will then be arranged for you to sit down with our home designer and talk about specifics relating to the style, size, and quality of features for your new home. Bring a list with you of those items you "must have" and the items you "must not have" in your new home. Determine a priority for specific things you would like and remember to be flexible. If you have ideas or brochures of floor plans, bring those as well. Your new home will be custom designed and tailored to your needs and budget. At this point you are well on your way to starting the construction of your new Mike Garcia Home.

MAKE DESIGN SELECTIONS

Once contracts are ratified and loan settlement has been arranged, you will start the process of selecting the colors and finishes for many of the items in your new home. You will meet with specialists in kitchen design, lighting, tile, and home automation among others to further customize your home. Our dedicated selections coordinator will meet with you to assist with any questions you may have regarding your selections.

 

CONSTRUCTION BEGINS

Once the plans are drawn, the contracts are signed and the selections are made, the building process begins. Initially you will meet your project superintendent to discuss lot clearing. After that, your superintendent becomes your point of contact for all matters pertaining to the construction of your new home. Our superintendents have extensive knowledge and experience with construction practices, scheduling, and working closely with homeowners. Communication between all parties is essential to ensure your expectations are being exceeded. During construction you are encouraged to schedule time to visit the jobsite with the superintendent and be active in the process. This is a time where the homeowner can become educated on how their home is being assembled and also on how to care for it after occupancy.


Once your home is complete, a pre-occupancy walk-through will be scheduled to address any final punch list items and to provide an orientation to you on the use and care of your new home.


After occupancy, we will return on the six and twelve-month anniversary dates to correct specific areas of concern covered under your warranty. In addition, we encourage you to provide feedback on our performance
